The 8 certificates that you are required to have in the file of each property.
The list of documents that you must have in your file and that may be requested of you, must accompany the property. They are always issued at the owner's own expense.

It is about a series of different legislations that have recently been enacted in our country and many times they do not always fall under the understanding of the owners.

However, they learn this at the last moment, that is, when they want to make a transfer, open an account with DEKO (mains water, etc.), proceed with changes, legalizations with civil engineers, etc.

POMIDA collected all these mandatory certificates concerning the following cases:

1. BUILDING ENERGY CERTIFICATES (PEA): Mandatory issuance and attachment of energy certificates every 10 years to every sale or lease of a building, or simple advertising listing, with energy inspectors' fee freely negotiable.

2. ENERGY CERTIFICATES OF HEATING INSTALLATIONS: Mandatory inspections of boilers, burners, air conditioners every 2-4 years, with an active fee. inspector freely negotiable.

3. CERTIFICATES OF ENGINEERS for urban planning legality in all real estate transfer contracts, even unbuilt ones, (L.4759/2020), regardless of the existence of arbitrariness, with an unspecified and freely negotiable amount of engineer's fee.

4. DEPENDENT TOPOGRAPHIC PLANS for the transfers and parental benefits of all off-plan real estate (Law 4030/2011 on building permits) and the declarations in the National Land Registry.

5. CERTIFICATES OF INSPECTIONS OF NEW BUILDINGS & ADDITIONS (Article 7 of Law 4030/2011, A' 249) by the "building inspectors" with a minimum fee of 450 euros and a maximum of 3,550 euros.

6. CERTIFICATES OF INITIAL & PERIODIC SAFETY INSPECTIONS of old elevators (recommendation 95/216 EU) and safety inspections of new elevators (Directive 95/16 EU, with an unspecified amount of electrical engineer's fee).

7. "new type" ELECTRICIAN CERTIFICATES for periodical inspections of electrical installations, mandatory for every new electrical installation of a property, with an electrician's fee amount multiple times the old one (Law 4483/1965 no. 2, Y.A. F.7.5/1816/88/ 27.2.2004, KYA F A΄50/12081/642/26.7.2006, Y.A. F.50/503/168/19.4.2011, as applicable).

8. BUILDING IDENTITY: Inspections in all existing buildings and in each of their transfers, for the issuance of the "certificate of completeness" of the "building identity", with inspectors' fees (engineers, mechanics, etc.) of an unspecified amount (law 3843/2010 and subsequent ones, Law 4759/2020).
