A new and unprecedented program, which aspires to change the housing map, is being prepared by the government for 2026, giving “life” to houses over 30 years old.
The plan provides for subsidies for the renovation and energy upgrading of old homes, with increased income criteria, a ceiling on square footage and the goal of re-entering the market thousands of old properties that are currently dilapidated.
The winners will be the owners of homes built from the early 1990s and back, as well as new buyers who want to invest in old low-cost homes with state aid.
This is a pilot program at the European level, as it combines green upgrading and social policy, with the aim of supporting middle-class households and reducing housing prices.
As revealed by the Deputy Minister of Economy and Finance Nikos Papathanasis, the new scheme will allow for a partial energy upgrade of 20%-30% and a renovation of 60%-80% of the properties. It will be accompanied by expanded income limits in relation to “My Home 2”, so that more families can join, while it will also provide for an upper limit on square footage to exclude large residences.
The current income limits in the “My Home 2” program are 20,000 euros for singles, 28,000 euros (plus 4,000 for each child) for married couples and up to 31,000 euros (plus 5,000 per child) for single-parent families. In the new program, they are expected to increase significantly, in order to cover a larger portion of citizens who are currently excluded.
The initiative is part of the European strategy for sustainable and affordable housing, while the final details will be finalized with the European Commission in the context of the review of the NSRF. If all goes smoothly, the program will open for applications after February 2026, immediately after the end of the current “Save”.
Today, “My Home 2” has already covered more than 65% of the 2 billion euro budget, with 11,000 loans of 1.25 billion euro approved. Most of the applications concern incomes up to 24,000 euros and peripheral areas – an indication that the new program will also give a boost to old homes outside large urban centers.
